Disclaimer, Terms and Conditions:
Rentals include linens & towels and one time initial cleaning (a $250 cleaning fee would apply to any rental under two weeks). 
The tenant is responsible for leaving house in clean condition and disposing of trash and leaving house clean upon checkout.
Rentals are based on a minimum two week stay or longer, however weekly and other short-term rental durations may be available for certain fill-in periods & holidays - special rates & additional cleaning fees may apply.
Rentals periods are generally Friday to Friday unless stated otherwise in the rate quote. 
Reservations will not be held without a signed lease and deposit/ full payment & security deposit as requested and are final upon confirmation.  Down payments are non-refundable
Utilities & pool cleaning expenses are included for weekly rentals  (for longer terms electricity, cable, gas, grounds, pool & utilities would be charged at end of stay).
Propane for pool heating is additional (Squire House).  Manor House pool is not heated.  Shore House does not have a pool.  The pools close last Sunday in September. 
Pets are not permitted.
Primary renter must be age 30 or over.  Eight (8) persons maximum (staying or visiting) and no more than four unrelated persons are permitted.
A Security Deposit of 10% will be held and returned upon satisfactory post-rental inspection, or may be applied towards utilities or damages per the terms of the lease.
Houses may not be suitable for young children as there are no safety fences around swimming pools/ponds.
The Lease Agreement may contain additional Terms and Conditions.  No information contained on any part of this website should be relied on - only the Lease Agreement shall contain specific terms and conditions of any rental.  Although we have attempted to depict each property as accurately as possible, we encourage all rentals to inspect the property prior to entering lease agreement.
